In the Twin Cities area, nearly all buyers’ agents are paid an artificially inflated 2.7% of the purchase price (plus $500-600 in junk fees). This amount is paid regardless of their education, expertise or experience. As your lawyers, we collect that 2.7% and refund approximately half to you (and we don’t charge junk fees). We provide all the same services as Realtors (but as your lawyers) and we provide legal counsel and negotiation, and we do it far better than any Realtor ever could. 

We think it’s wrong that nearly all Realtors in the Twin Cities receive a price-fixed inflated amount (2.7%). To prove our point, we are here to show you that an attorney can do everything they do (and more) and still make more than our typical hourly rate while charging half as much. When else can you say, “Go hire an attorney, you’ll save money?”

New Construction: We Charge Even LESS:

We will collect what the builder is paying out to Realtors and only keep 1%. You could receive over $10,000 back (depending on price of home)! All you have to do is register us as your agent. With the big box builders like Lennar, M/I Homes, Pulte, DR Horton, Robert Thomas, Capstone Homes, Hanson Builders, Gonyea Homes, and some others, we only keep 1% of the fee paid to us. No additional fees.

On a $600,000 home you could get back $10,200 (assuming builder is paying out 2.7%). If you don’t use us, you would likely be forfeiting that $10,000 to the builder. 

How it Works:

  • We Don’t Have to Split Fees Like Brokerages Do: Most broker firms have to split their fees with agents (often 50/50). We don’t have agents. We pass the savings on to you. 
  • Attorneys Who Only Represent You: We provide true representation. We put your interests above all others, especially our own. That means we’re never a dual agent, we won’t steer you to inhouse title and other services, and we never receive or payout referral fees. 
  • You get a refund: When we collect the 2.7% commission at closing, we give you a refund for approximately half of that fee.
  • No junk fees: Unlike many Realtors who charge an administrative fee of $500-$600, we have no junk fees. However, our clients are responsible for non-refundable showing fees, which are typically between $45 and $60 per property and one $125 drafting fee. 
  • Example for a $350,000 home: We collect approximately $9,450 and deduct our fee of approximately $4,725 (plus your showing fees and one $125 drafting fee), and you receive a refund of approximately $4,380. A Realtor will keep the entire $9,450 and charge you a junk fee of approximately $600. 
  • More examples: On a $750,000 home, you could get a refund of about $9,780. On a $1.45 million home, the refund is approximately $19,230.

  • Recommend non-affiliated vendors for mortgage lending, inspection and title.
  • Help you search for homes and schedule showings.
  • Provide a market analysis before you make an offer.
  • Help you negotiate the entire transaction.
  • Review your title work and closing documents, which Realtors are legally not allowed to do.
  • Attend the final walk-through and help negotiate any inspection issues.

Why an Attorney is a Better Choice:

  • No dual agency: An attorney can only represent you, the buyer, and cannot represent both the buyer and seller in the same transaction. This eliminates conflicts of interest.
  • Legal advice: Unlike a Realtor, we can give you legal advice, draft and review all contracts and documents for you.
